In the 1920's a new council estate was built further out along the Totteridge road; and a new public house, known as the (new) Morning Star was built around the same time to serve the new estate. John seemed unwilling to move further away from the town centre and by 1928 he was publican at the Bull Inn, back in the town, just on the edge of Newland. His sister Georgina and her husband, William Templeman, had previously been the publicans here.
